Inspection Services

The basic mold test includes 3 samples, an outdoor air sample as a baseline and two indoor samples. The samples are then overnighted to a laboratory where they are evaluated under a microscope and you get the report the next business day. The report will state what kinds of molds are in the air and it will also state clearly if the indoor samples are elevated compared to the outdoor sample. Elevated samples mean mold is growing inside the home. 

Mold testing requires a separate licensure from the Texas Department of Licensing and Regulation, so don’t trust just anyone to do your test. TexInspec has licesned Mold Accessors on staff ready to help.

  • The Foundation Elevation Survey takes a measurement of the precise height of several points of your foundation throughout your new home.  This gives you more quantitative data to combine with the inspector’s qualitative opinion as to the condition of the foundation. Sometimes foundations can shift in ways that are not easily detectable. Also a contractor can hide many indications of foundation movement, but unless the foundation has actually been repaired, they cannot fix the elevations of the foundation. This is a highly recommended test for every home whether newly constructed or 30 years old. 
  • Getting a Foundation Elevation Survey also comes in handy when you sell your home as you can provide it to the buyer to prove the house hasn’t moved since you bought it. 
  • It also provides a baseline for future movement, especially with new construction, if the home is poured slightly out of level it may cause the builder’s warranty to not cover movement because there is nothing to base the new measurements against.

The inspector will run a waterproof camera on a 100-foot cable down the sewer line (the pipe from the house to the city sewer), looking for any cracks, roots, blockages, standing water, and other issues that can be difficult and costly to fix. As a courtesy, if accessible, we also scope a portion of the drain lines under the house. 

Older homes can have ceramic pipes or cast iron pipes. Ceramic pipes can have cracks or can even be crushed and cast Iron pipes can have scaling or be rusted through. 

Most Home warranties only cover the drain lines.
